UpKeep is a CMMS built around a mobile app, so technicians can open, update, and close work orders from the shop floor instead of a desk. It covers the core CMMS loop: work orders, preventive maintenance scheduling, parts and inventory, and asset history.
Every seat is billed per admin or technician user. View-only staff, requesters, and outside vendors can be added for free, which matters if a lot of people just need to submit or check on a request. Pricing splits into four tiers, with the two cheapest published on the site and the top two gated behind a sales call. Higher tiers add offline mobile access, a request portal for non-employees, and integrations like SSO and API access.

Who it's for
- ✓ Small to mid-size maintenance teams that want technicians working mostly from a phone
- ✓ Facilities and plants that need unlimited free requester or view-only accounts alongside a smaller core of paid technician seats
Who should look elsewhere
- ✗ Larger operations that need advanced analytics, offline mode, or SSO without moving to a custom-quoted plan
- ✗ Budget-constrained teams past a handful of technicians, since per-seat costs add up fast at the Premium tier
Pros
- + Mobile app is the main way techs work, not an afterthought bolted onto a desktop tool
- + Unlimited free seats for requesters and view-only users keeps the bill down for occasional users
- + Frequent product releases, roughly twice a week, so the roadmap keeps moving
Cons
- – Preventive maintenance, checklists, and time tracking are locked out of the entry Essential tier
- – Professional and Enterprise pricing is quote-only, so real costs at scale aren't visible up front
- – Per-user pricing gets expensive as the technician count grows, a common complaint in reviews
- – Some long-tenured customers report slow account rep turnover and support offering workarounds instead of permanent fixes
